Auchan and Ceetrus sell eight Polish shopping centres to Adventum in major sale-and-leaseback deal

Auchan Polska and Ceetrus have signed a preliminary agreement to sell a portfolio of eight shopping centres in Poland to Adventum Penta Fund, part of Hungary-based Adventum Group. Structured as a sale-and-leaseback transaction, the deal ranks among Poland’s largest real estate transactions in 2025, according to Forbes.

Under the agreement, Auchan will remain the anchor tenant of the sold assets through a 15-year lease contract, which includes guaranteed extension options. Legal advisory services were provided by Greenberg Traurig, with the team led by Karol Brzoskowski, Partner in the Warsaw real estate practice.

“The sale of this eight-asset retail portfolio, supported by long-term sale-and-leaseback arrangements, preserves Auchan’s operational footprint in Poland and highlights the resilience of the retail real estate market, as well as the continued confidence of institutional capital in high-quality commercial infrastructure,” said Karol Brzoskowski.

Auchan Polska operates more than 200 retail units across Poland, while Ceetrus manages a 1.4 million sqm real estate portfolio through Nhood. The buyer, Adventum Group, owns and manages over 700,000 sqm of retail and office space across Central and Eastern Europe, including assets in Romania.
