Real estate developer Nusco has obtained the construction permit for Phase III of Nusco City, one of the largest urban regeneration projects underway in Bucharest. The new phase will feature 836 apartments, 1,063 underground parking spaces, 1,600 square meters of retail units and an expanded network of green areas. Combined, Phases I, II and III will exceed 36,000 square meters of green space.
“We are pleased to announce the completion of the authorization process for Phase III of Nusco City, a key stage for the entire development. This phase also marks the beginning of construction for Romania’s first Hyatt hotel and the country’s first Medicana hospital,” said Michele Nusco, the company’s CEO.

Phase III mirrors Phase II and includes a total of seven buildings, with an estimated investment exceeding €150 million. Construction is already underway, with completion scheduled for the end of 2029.
Launched in late 2020, Nusco City delivered its first phase — comprising 622 residential units — in Q2 2023. Phase II includes seven buildings with 828 apartments and 1,033 underground parking spaces across a surface of 23,662 square meters. The first three buildings (340 units, 447 parking spaces) are set to be delivered this year, while the remaining four — currently under development — are expected to be completed in the first half of 2026. The investment for this phase surpasses €130 million.
Spread across 23 hectares, the completed Nusco City development will offer more than 4,000 apartments, parks, tiny forests, large green spaces, schools, a hospital, a hotel, dedicated commercial zones and office buildings, with green and open areas representing around 40% of the total project footprint.
